The soil on which we build has an increased bearing capacity. The foundation and road surface are made of high-grade crushed stone without the use of sand. Each layer of soil is modified. The modification is performed by road construction machines using cement and lime. The modification removes subsidence properties and increases the bearing capacity of the soil base by more than 10 times. The stabilized base of the canvas is made of monolithic soil concrete with a bearing capacity of at least 120 MPa (Ev2) in the ratio of the modulus of elasticity Ev2 / Ev1 of no more than 2.5, which is measured according to the German standard DIN 18134 and shows the degree of density of the base and what load this base will withstand without deformation, even under the intensive movement of heavy 40-ton trucks.
After proper soil preparation, the pile foundation is mounted. We use a monolithic reinforced concrete foundation, which, together with soil modification, gives a subsidence of no more than 10 mm. The established technology allows us to increase the speed of building installation many times over. The foundation inside the building withstands a load of 4 tons per square meter of floor, and the building frame retains its ideal geometric shape.

The frame of an industrial building consists of columns, beams, ties, a system of wall and roof purlins. A metal frame without vertical ties between columns allows for any internal layout of equipment and racks, and does not interfere with the movement of warehouse equipment. All supporting structures are shot blasted, with a cleaning degree of SA 2.5. Then a primer with a coating thickness of 80 microns is applied to them. Additionally, an anti-corrosion coating with a thickness of 100 microns can be applied to the elements of the main supporting frame. If necessary, the structures can be galvanized.
The coating structure using high-strength steel S355J2 according to the EN 10025-2 standard is manufactured at the Astron plant in Luxembourg. The frame is assembled without welding using high-strength bolted joints of class 10.9, which ensures high installation speed.
3D design allows you to optimize the solution, minimizing the number of intermediate columns to meet the customer's planning requirements and reduce the cost of the building.
A wall system based on sandwich panels includes elements for framing openings, finishing and fastening elements. Sandwich panels have different thicknesses and a filler of non-combustible mineral wool or polyurethane foam. The thermal insulation material of the roof is made of fiberglass, which provides effective heat and sound insulation.
Sandwich panels are mounted without welding using galvanized bolted joints. An energy-saving continuous thermal circuit from the basement panels to the roof increases the energy efficiency of the building.
The gate frame is made of precast reinforced concrete: a three-layer reinforced concrete panel with a total thickness of 310 mm with insulation (100 mm). Concrete wheel guides adjust the movement of transport exactly to the gate.
Dock levelers are manufactured to order for the industrial park with heat-saving seals, a set of protective galvanized bumpers and dock shelters. Dock levelers are made of high-quality steel, have no rutting and comply with the European standard EN 1398.
The equipment corresponds to the dimensions of gazelles and heavy-duty trucks.
The manufacturing facility meets the requirements of BREEAM, the British method for determining energy efficiency, environmental safety and comfort for people staying in the premises. Maximum use of natural light, optimal thermal insulation and air conditioning of the premises significantly improve the energy efficiency and eco-sustainability of the building. In practice, this means that the manufacturer has the resources to increase employee productivity, control and reduce operating costs.
The production can also be certified according to the OHSAS 18001 and ISO 9001 standards, which together gives the products of the industrial park residents competitive advantages in global markets.
